Second, one design line: fittings in different zones should read as a single collection, which is why they are so often manufactured to order for the project. Third, reliability and access: quality LED with high CRI, dimming, a maintenance route to every fitting and spare components on the shelf.

On branded properties, fixtures are signed off against the operator’s design standards — a normal part of the process, and one reason bespoke manufacture is the default rather than the exception at this level.

Good light is not only aesthetics. A warm, well-zoned restaurant lengthens the evening and the average bill. Comfortable room lighting shows up in review scores. Scenes and dimming cut consumption through the small hours. Which is why lighting is designed alongside the concept, not bolted on after the fit-out.

Lobby and reception: the first impression

The lobby is the property’s calling card, and it runs on a statement accent: a large cascade chandelier into the double-height void, backlit onyx at the reception desk, architectural washes on the feature walls. Base light is neutral-warm 3000 K, bright enough for check-in paperwork but with an evening scene that drops it right down. The accent piece is almost always made to order — to the atrium height and to the brand.

Guest rooms: rest and function

A guest should understand the room’s lighting in five seconds. The recipe: warm 2700 K ambient, bedside sconces or pendants on separate switches, task light at the desk and a shadow-free mirror, and a low-level night path to the bathroom. A master switch at the bed and at the entrance is the mark of a well-run property. Every fitting in the room comes from one family, produced as a series across the whole room count.

Restaurant, bar and spa

A hotel restaurant lives on scenes: bright breakfast at 3000 K, a calm lunch, an intimate dinner dimmed to a warm 2400–2700 K with directional light on each table. The bar runs more dramatic — accent pendants, a lit bottle wall, a glowing counter front. In the spa and around the pool: sealed fittings and soft, diffuse, low-glare light.

Corridors and lift lobbies deserve more care than they usually get: continuous soft wayfinding at 2700–3000 K, presence sensors and night dimming, so a guest is never walking through darkness. Tropical resorts: what the climate adds

On an island property, half the guest journey is outdoors or semi-outdoors, and the specification has to reflect it.

  • Salt air. Beachfront blocks need marine-grade stainless (316), solid brass or marine-anodised aluminium. Standard powder-coated steel corrodes at fixings within a couple of seasons.
  • Humidity and monsoon. IP65 as the baseline for terraces, salas, pool decks and open corridors; IP68 for anything submerged. Drivers belong in ventilated, accessible enclosures, not sealed into a soffit.
  • Insects. Warm 2700 K and shielded optics keep the swarm off the terrace fittings; avoid uplights washing directly into dining areas.
  • Sun. UV degrades cheap diffusers and cable sheathing fast — specify UV-stable polymers or glass on anything exposed.
  • Power quality. Surge protection on outdoor circuits is not optional during storm season.
